Church of the Hills has purchased the triangle lot in San Elijo Hills Town Center and we sent some questions over to learn more.

What is the timeline and the current status?

The purchase of the property is currently in escrow and we anticipate closing escrow in Summer of 2008. We will then prepare the necessary documents to present to the City of San Marcos to obtain a Conditional Use Permit (C.U.P.) which is similar to a master plan, and we expect this process to take approximately 12 months to 18 months, which will include the normal public reviews and hearings. After approval by the City, we will proceed with the preparation of construction documents and anticipate starting construction as soon as funding is procured and the documents are completed.

How big is the triangle town center lot?

Approximately 2.2 Acres, not including the existing Visitor’s Center.

Why a lot split?

The existing parcel is being divided into 2 parcels…..one parcel will consist of the existing Visitor’s Center and associated parking and the remaining parcel is the portion that is currently being purchased by Church of the Hills.

What size will the building/church be? Tell us about the design and space.

We anticipate the seating capacity of the sanctuary to be approximately 450 seats. There will be a nursery for newborns, activity rooms for toddlers thru High School as well as administrative offices. We’ve selected the local architectural firm Architects BP Associates (the designer of the existing Visitor’s Center, Community Center and the firm that developed the San Elijo Hills master plan and community design standards) to design our facilities. We selected Architects BP Associates to ensure that the design will be compatible with the community and the community design standards.

What can we expect regarding parking?

Parking will be in conformance with the City of San Marcos requirements as well as the San Elijo Hills reciprocal parking agreement.

Do you see traffic control as an issue?

The footprint of all planned structures will fall within perimeter of the existing site and will not require any road or traffic improvements other than for vehicle access to the property.

What time will the services be held once the church is built?

Service times will be determined as the project nears completion
