New 5-Story Apartment Building Proposal for San Elijo Hills
Ambient, the developer behind the center parcel in San Elijo Hills’ town center, has submitted a proposal to build a 5-story, 27,000 sq. ft. apartment building on a 0.5-acre plot located between the dog park and San Elijo Middle School. This new project would include 31 apartment units, a significant increase from the previously approved 3,745 sq. ft. building on the same site, from the now withdrawn preschool site application.

Ambient’s mission statement emphasizes “community engagement and creating mutually beneficial projects.” However, the scale and location of this development have raised concerns among residents who are evaluating how it fits into the overall community landscape. Given its proximity to the school and recreational areas like the dog park, there are worries about its impact on daily life, traffic, and views. Additionally, the project appears to offer limited off-street parking.

Who gets to count 10 parking spaces on the street as part of required parking for any development. The few street spaces are nearly always full already.
But, that really isn’t the point. Developments need to provide a certain number of parking places. On site. Why is this not required of this project? Why not just claim all parking will be on public street?
