San Elijo Hills Property Purchase Survey: Your Voice Matters

Dear San Elijo Hills Residents,

A significant proposal is under review for the small triangular lot located between San Elijo Middle & Elementary Schools and the San Elijo Dog Park. The plan outlines a 5-story, 27,000-square-foot apartment building on this 0.5-acre median. The proposed development would feature 28 one-bedroom units and three two-bedroom units, with 15% designated as affordable housing.

The project’s parking plan includes:

  • 31 spaces total:
    • 11 open-air spaces
    • 10 spaces in a shared parking garage
    • 10 spaces along San Elijo Road (permitted under the San Elijo Hills Specific Plan).

This proposal has raised concerns about its impact on our community’s character, school traffic, and infrastructure. In response, the San Elijo Hills Board of Directors is exploring an alternative: purchasing the land to annex it into the HOA. If successful, this would give the Association full control over the parcel and allow for community-driven decisions on its future use.

The Board has consulted legal counsel and confirmed that this purchase is permitted under the Governing Documents. However, pursuing this option requires specific homeowner approvals. To measure the community’s support and gather input, the Board is circulating a survey to all residents.

Residents should check their HOA email to fill out the survey.
